Motel One is a 330 bedroom hotel being built over 13 floors in Manchester’s thriving Piccadilly area. In a build project overseen by Russells Construction, Buchan Concrete were contracted to supply and install the precast components for the hotel, including white acid etch concrete sandwich panels for the external walls.

The façade of the new hotel includes large floor-to-ceiling glazed panels for each bedroom, and the exterior has been finished in an acid etched smooth concrete.

Russells Construction director Gareth Russell said: “The external structure has been completed using an innovative precast panel solution, which we put forward to the client and the design team. This resulted in significant benefits in terms of the build programme and quality.

"The technique meant that we could install the structural insulated concrete panels as one composite product including the windows."

“As a result, each of the upper floors was built to a tight programme, allowing the hotel fit-out to start well ahead of a traditionally-designed building.”

It was important that these innovative facades were protected for the long term at the time of the build so Russells Construction coated them in a hydrophobic formula.

Motel One is located in one of the busiest areas of Manchester city centre, with the site constrained by two main roads. A further advantage of Epicuro Hydrophobic BridgeGuard is that it will penetrate the surface of the facades to form an invisible yet breathable barrier which will repel road dirt, soot and diesel particles.
